2. Assuming they need 20% down. This is one of the most persistent myths in real estate. FHA loans require as little as 3.5% down. Conventional loans can go as low as 3%. VA loans require zero down for eligible veterans. USDA loans — which cover more of NWA than most people realize — also require zero down. The 20% threshold matters for avoiding PMI on a conventional loan, but it is absolutely not a requirement to buy a home.

3. Not asking enough questions. I’ve had clients come to me after working with another lender who felt embarrassed to ask basic questions. There are no basic questions in this process. A mortgage is likely the largest financial commitment of your life. Ask everything. I’ve heard it all and I’m not going to make you feel silly for asking.
