Military veteran — VA home loan in Rogers Arkansas

VA Home Loans in Rogers AR: Everything Veterans Need to Know

If you’ve served in the U.S. military — active duty, veteran, or surviving spouse — you have access to one of the best mortgage benefits ever created. The VA home loan program has helped millions of service members become homeowners. And in a market like Northwest Arkansas, where inventory moves fast and down payments can feel like a barrier, the VA benefit is genuinely life-changing.

I’ve helped a lot of veterans buy homes in Rogers and Bentonville, and this loan is always one I’m proud to work with. Here’s what you need to know.

What Is a VA Loan?

A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs. The VA doesn’t lend money directly — instead, it guarantees a portion of the loan, which allows approved lenders like Benchmark Mortgage to offer better terms to eligible borrowers. The program was created in 1944 as part of the GI Bill, and it remains one of the most borrower-friendly mortgage programs available today.

Who Qualifies?

  • Active duty service members — generally after 90 days of continuous active duty
  • Veterans — specific service requirements vary; most veterans who served 90+ days during wartime or 181+ days during peacetime qualify
  • National Guard and Reserve members — after 6 years of service, or 90 days of active duty under Title 10
  • Surviving spouses — unremarried spouses of veterans who died in service or from a service-connected disability

The first step is obtaining your Certificate of Eligibility (COE), which confirms your entitlement. I can request this as part of the pre-approval process — it’s often faster than people expect.

The Key Benefits

Zero down payment. You can buy a home with no down payment. For a $350,000 home in Rogers, that’s $12,000–35,000 you don’t have to save first. No other mortgage program for non-rural properties offers this without income restrictions.

No private mortgage insurance. Conventional loans require PMI when you put down less than 20%. FHA loans require mortgage insurance for the life of the loan. VA loans require neither. That typically saves $100–250 per month on a mid-range NWA home.

Competitive rates. Because the VA guarantees a portion of the loan, lenders can offer lower rates than you’d get on a conventional loan with the same down payment. VA rates are consistently among the lowest available.

Flexible credit requirements. VA loans are more flexible on credit scores than conventional loans. The VA doesn’t set a minimum score — lenders do, and I’ve helped veterans across a range of credit profiles secure VA financing.

Limits on closing costs. The VA limits what veterans can be charged in closing costs, which protects buyers from excessive fees at the table.

Common Misconceptions

“I can only use my VA benefit once.” Not true. Your VA entitlement can be restored after you pay off a VA loan, and in many cases you can have multiple VA loans simultaneously.

“VA loans are slow.” With an experienced VA lender, the timeline is comparable to conventional loans. I close VA loans in Rogers and Bentonville regularly and know the process well.

“Sellers won’t accept VA offers.” Sellers care about price, earnest money, and confidence the deal closes — not loan type. A well-prepared VA buyer with a strong pre-approval is competitive in any NWA market.

About the VA funding fee: VA loans have a funding fee — typically 2.15% for first-time use, which can be rolled into the loan. But zero down payment and no monthly PMI almost always makes the VA loan the better financial choice over the life of the loan. Veterans with a service-connected disability rating of 10% or higher are typically exempt from the funding fee entirely.

The Process in NWA

  1. Verify eligibility and obtain your COE — I pull this as part of pre-approval
  2. Get pre-approved — I’ll review your income, credit, and service history for a clear picture of what you qualify for
  3. Find your home — shop with confidence; your pre-approval is solid
  4. VA appraisal — the VA requires its own appraisal, which also checks minimum property requirements
  5. Underwriting and closing — I’ll keep you informed at every step

If you’ve served and you’re thinking about buying a home in Rogers, Bentonville, or anywhere in Northwest Arkansas — let’s talk. The VA loan benefit is yours, and I want to help you use it.
